The problem is the owners, be it banks or mortgage companies, can't make a rational decision.  One thing I learned in banking and collections, usually the first offer is the best.  They just can't come to grips with reality and instead choose to sit on a $300K house instead of selling it for $250K.  It comes down to be...more
