The facts say that the regulators are right in making the restrictions so tight. I bought 6 houses in my lifetime. Every one of them except the one I bought in 2003 and retired to required a 20 percent downpayment and limited me to financing only 2.5 times my gross income.
Buy a house that you can afford which means payments no more than 25% of your gross income (NOT yours AND your partner/spouse), use only the ONE income to qualify not both partners incomes, and pay 20% down. I disagree, too. I will bet the $200 a year I pay for collision/comp on my 1995 car against the $4500 replacement cost any day. So far I've spent $400 against $4500. My deductable is just $200 because the crooks at my insurance company realize I haven't had a claim since 1986 or a moving violation since 1975.
